Further residential property sales are close to completion
Mülheim an der Ruhr, Gerhardstr. 13.
Brockhoff’s new Residential Investment team successfully advised a long-standing client on the sale of a 500 m² apartment building in Mülheim-Dümpten. The
property is in a quiet residential area at Gerhardstr. 13, on a 1,020 m² plot. Its 500 m² of living space is divided into four apartments, accessible via two entrances.
Renovation and floor-plan improvements give the property significant value-add potential and the prospect of stable long-term returns. “Our advisory work always identifies a sustainable positioning for each property. This helps our clients optimise returns and shape their portfolios effectively,” explains Tobias Landscheiten, Head of Residential Investment at Brockhoff.
By establishing its Residential Investment division, focused on apartment buildings and residential complexes, Brockhoff is responding to clear market trends that point to growing excess demand for housing. These structural trends make residential property a key investment area:
- Population growth combined with a declining average household size is driving increased demand for housing.
- At the same time, new-build targets are falling well short of policy goals.
Brockhoff has already scheduled several notary appointments in the coming weeks for the sale of apartment buildings and larger residential complexes.
