Brockhoff successfully advised on the sale of a two-storey office and retail building with a converted attic. The property occupies a prominent prime 1A corner directly on the market square, in the heart of Emsdetten’s pedestrian zone. The surrounding area is shaped by well-known retail chains and restaurants, making it a high-footfall location with lasting appeal.

Of the nearly 2,000 m² of total lettable area, approximately 450 m² is office space and around 1,515 m² is retail and restaurant space. Anchor tenants include Tchibo in retail and Café Extrablatt in food service.

The buyer is a regional private property company, while the seller is a property company from North Rhine-Westphalia. The purchase price has not been disclosed.

The central corner location and financially strong tenant mix were decisive factors in the acquisition. “Stable investments like this are in demand, especially in volatile markets: a prime location, high occupancy and strong anchor tenants. Our expertise enables us to bring buyers and sellers together professionally,” says Bert Pfeffer, member of Brockhoff’s management team.
