In 2018, Essen’s office market achieved an exceptionally strong result, with take-up exceeding 150,000 m². Brockhoff OFFICE handled around 45% of that volume. The market also remained highly active in the first quarter of 2019: 18,000 m² of office take-up was reported in the first months of the year. Brockhoff OFFICE brokered 2 of the quarter’s 3 largest leases and advised on many other transactions.

The OFFICE team secured an unnamed corporation for 5,400 m² in the office building at Kruppstr. 74 in Essen. “The space only became available at the end of last year, when 11880 Solution AG moved out. In just a few weeks, we signed a replacement tenant. This clearly shows that Essen’s office market is active and in demand. Property owners are well advised to keep modernizing their buildings; then new tenants will practically come on their own,” says Tobias Altenbeck, member of Brockhoff’s management team. Brockhoff OFFICE also arranged the move of 11880 Solution AG from Kruppstraße to Hohenzollernstraße in the 4th quarter of 2018.

At the prestigious Huyssenquartier development in Essen, Brockhoff OFFICE arranged approximately 4,200 m² for audit firm PwC. The lease for the entire planned office area and 80 associated underground parking spaces was signed shortly after construction began. In 2017, Brockhoff INVEST sold a complex on the site for Deutsche Immobilien Chancen AG & Co. KGaA to Essen entrepreneur Dr. Peter Jänsch and a partner from Cologne. On Brockhoff’s recommendation, the new owner and long-standing business partner chose demolition followed by new construction, and commissioned Brockhoff OFFICE to lease the commercial space.

Brockhoff OFFICE secured an unnamed listed Essen corporation for the office building at Baumstraße 23/25, with approximately 3,000 m² leased. In July of the previous year, AHT GROUP AG had also taken approximately 1,323 m² of offices and 111 m² of storage in the complex through Brockhoff OFFICE.

Brockhoff has managed the “RÜ Karree” office and commercial building in Essen’s Rüttenscheid lifestyle district since 2000. Brockhoff OFFICE has found another tenant to complement its high-calibre tenant mix: renowned oral, maxillofacial and facial surgeon Dr. Dr. A. Metz is fitting out a practice on the building’s 3rd floor, covering 376 m². Last year, SiteLog GmbH occupied approximately 383 m² in the modern complex, while existing tenant ALBAG Dienstleistungsgesellschaft für die Wohnungswirtschaft mbH extended its lease and expanded to 1,056.87 m². Both leases were also concluded through Brockhoff OFFICE.

In the first quarter of 2019, Brockhoff OFFICE secured 2 renowned tenants for central Essen. Centric IT Solutions GmbH is moving its headquarters from Ratingen to Essen and will lease approximately 258 m² at Kronprinzenstraße 30 from May. Also in May, campus naturalis GmbH, an academy for holistic health education, will move into approximately 378 m² formerly occupied by National Bank at An der Reichsbank 8.

Brockhoff OFFICE also succeeded in other Ruhr cities, including Mülheim, Dortmund, Duisburg, Oberhausen and Bochum. The magazine Revier Manager ranked the company the Ruhr region’s “leading real estate market firm” last year.

In Mülheim, Brockhoff OFFICE arranged a new office tenant for the modern complex at Schlossstraße 11-15. 16 Pixel GmbH has leased approximately 705 m² on the 2nd upper floor since 1 April 2019. The prime 1A ground-floor retail unit is occupied by the well-known restaurant chain Alex.

In Bochum, Brockhoff OFFICE found an ideal location for Straßen.NRW, which will open an A43 expansion project office of 540 m² at Herner Straße 370. The “New A43” is a major project overseen by the Ruhr regional branch of Straßen.NRW. In the coming years, a total of 28 kilometres of the A43 between Marl and Witten will be widened to 6 lanes.

In Oberhausen, the prestigious office complex at Essener Str. 99, with its light-filled foyer, will welcome a renowned tenant from June 2019. Brockhoff OFFICE arranged approximately 219 m² for Wüstenrot Bausparkasse AG, with high-quality fittings and modern building technology. A parking space is directly at the building. The area around CentrO in Oberhausen has been a popular location for office and commercial properties for years.
