Brockhoff has let a total of 2,000 m² at the “Gewerbstr.11” office and hall complex in Bochum-Wattenscheid. The main tenant is Fellbox, a fast-growing e-commerce company selling surprise boxes for dogs and cats.

The new location is an important step for Fellbox. The company had reached its capacity limits at its previous premises, also brokered by Brockhoff. Further growth required larger, functionally integrated space that could be occupied at short notice. The Wattenscheid property meets these needs with modern offices, practical hall space and a location that works well for both e-commerce and logistics.

Sarjoscha Kleine, founder and CEO of Fellbox, says: “Brockhoff gave us excellent advice back in 2023 and found a location that met our needs at the time. We knew Brockhoff would also find a hall that matched our expanded requirements.”

Two other tenants have also taken space at the property alongside Fellbox. The Gewerbestraße 11 site will therefore combine traditional office work with warehousing and logistics operations.

“Fellbox is a good example of how dynamically some business models are developing,” says Imran Kaya of Brockhoff. “Demand for flexible office and hall combinations is clearly evident in Bochum. That makes practical and swift support with the search all the more important.”

The letting at Gewerbestraße 11 reinforces Brockhoff’s market presence in commercial office and hall space across the Ruhr region. Demand for flexible premises remains steady, particularly among companies looking to bring warehousing, shipping, service and administration closer together.
