Energy-efficient refurbishment and modern workplace concepts are paying off: following extensive ESG-aligned modernisation, the Ruhrallee 191 office building is fully let again. Brockhoff was exclusively appointed to market it during the refurbishment and successfully leased the previously vacant 1,360 m² of office space to four companies. Tenants were drawn by its excellent energy performance and modern layout combining open-plan areas with quiet private offices.

“High energy efficiency and modern workplaces meet the needs of the moment and are becoming decisive factors. With an environmentally conscious, modern concept, existing buildings in peripheral locations can also become attractive office addresses,” says Sara Hettchen, real estate advisor at Brockhoff.

A heat pump and photovoltaic system give the property a high level of energy efficiency that meets the requirements of its new tenants. The modernisation also included step-free access, new air conditioning and a complete electrical upgrade. Contemporary office areas combine generous open-plan spaces with quiet private offices, supporting flexible, collaborative and focused work.
