Bochum-Wattenscheid city centre is being developed into an urban healthcare destination. The future “Gesundheits-Hub Urban Health” will be at its heart. It is part of the Ambulantes Wattenscheid project, which uses structural policy measures to connect local initiatives with healthcare topics and generate economic momentum in the city centre. The project is driven by GesundheitsCampus Bochum, a unit of Bochum Wirtschaftsentwicklung. The acquisition of the commercial building at Oststr. 23–25 has secured the first anchor property in a 1A location. Brockhoff advised on the transaction.
The office and commercial building offers just under 790 square metres of lettable space and was long known as the Commerzbank location. It has substantial value-add potential and benefits from its position between Gertrudiscenter and August-Bebel-Platz, one of the busiest routes through Wattenscheid city centre. Public transport links and walking access to all central amenities provide ideal conditions for future healthcare use.

With Gesundheits-Hub Urban Health, Bochum Wirtschaftsentwicklung aims to bring preventive care and related services together in one central location. Attracting additional healthcare providers to the immediate area is part of the city’s development strategy.
