Brockhoff OFFICE reports that the fully refurbished and newly redesigned 1,750 m² office building near Essen Central Station is now fully let. The owner, BUTEO GmbH, appointed Brockhoff OFFICE exclusively to market the Bismarckhaus.

Beventum GmbH, a subsidiary of the Federal Agency for Breakthrough Innovation (SPRIN-D) whose goal is to build the world’s first wind turbine more than 350 m tall, has leased the entire 3rd floor, covering 357 m². Copa Consulting GmbH, headquartered in Landshut, is moving into the 2nd floor, also covering 357 m².

Before its sale, the property at Bismarckstr. 5 was in very poor condition. In 2018, Essen-based brokerage Brockhoff and BUTEO GmbH initiated the sale. The comprehensive refurbishment and redesign transformed the commercial building into sought-after office space in a prime, well-connected location in central Essen.

“When owners or investors are willing to invest and make the commitment to act in advance, they can transform existing properties into first-class office addresses with a strong concept. This space is quickly absorbed by the market. The Bismarckhaus is a case in point: it was fully let in a very short time,” says Tobias Altenbeck, a member of Brockhoff’s management team, commenting on the sale and marketing of the property.

In December 2021, Brockhoff OFFICE announced that innovas GmbH and Marketing Wizards GmbH had each leased a floor. Shortly before that, delivery service Pottsalat had established its headquarters on two floors of the building.
