The striking office building at Gildehofstr. 1+1a, in the heart of Essen, is being repositioned under the name G1.

Ashtrom Properties Germany GmbH appointed Brockhoff OFFICE as exclusive marketing agent for the 15,094 m² property, and the team has secured its first lease.

snt-regiocom, Germany’s largest independently owned service provider, has leased 2,719 m² of office space.

The company is part of Magdeburg-based regiocom Group, which provides customer service for leading companies in retail, telecommunications, and energy with more than 6,000 employees in over 20 cities across Germany, Bulgaria, and Turkey. 

“In consultation with us or independently, each new tenant can carry out various fit-out works and create a workspace tailored to its needs. The swift signing of the first lease shows that we chose the right marketing partner in Brockhoff,” say Sharif El Omari and Dimitri Graz of Ashtrom Properties Germany GmbH. The owner acquired the office property in 2013 and is repositioning it. Renowned existing tenants include Pax-Bank, insurer HUK, and law firm Luther.

The 16-story tower and 6-story L-shaped building, dating from 1989, were comprehensively renovated in 2012. Further investments are planned in 2022 and 2023 to keep the property fit for the future. The two building sections are connected across three floors. The property has high-quality facilities. “G1 is an excellent example of how the market responds well to renovated space in existing buildings. Its location within walking distance of Essen Central Station is a major advantage for accessibility,” says Tobias Altenbeck, member of Brockhoff’s management team.

Around 9,000 m² of lettable space remain at G1 and are available to rent exclusively through Brockhoff OFFICE.
