Soest, Brüderstraße 34 / corner of Waisenhausstraße.

In the centre of the historic Hanseatic town of Soest, Brockhoff has once again contributed to sound, forward-looking urban development. Last year, the sale of the commercial building at Brüderstraße 25 and the successful letting to Rituals at Brüderstraße 22–24 provided significant momentum. Now comes the next step.

Brockhoff brokered the sale of a mixed-use residential, office and commercial building at Brüderstraße 34, on the corner of Waisenhausstraße. The two- to three-storey building occupies a busy prime 1A corner location alongside established retail chains. For the buyer, a regional private property investor, the combination of mixed uses, a high occupancy rate and creditworthy retail tenants was decisive. The seller is Frankfurt-based Deka Immobilien Investment GmbH.

The ground floor is occupied by retail chains Schuhpark and Jeans Fritz. Both provide reliable tenancies and steady customer footfall—two factors that matter in the current market.

“This sale once again proves that commercial buildings in 1A locations with dependable leases remain attractive investments. Soest is a good example. The town has a rich tradition, including the Allerheiligenkirmes fair and the Soest Christmas market, which draw visitors with strong purchasing power from across the region,” says Brockhoff retail specialist Bert Pfeffer.

The purchase price was not disclosed.
