The real estate market continues to show positive signs. Brockhoff has successfully completed several transactions in recent weeks. One clear pattern is strong investor demand for Core and Value-Add office properties in good locations. Recent deals include two freestanding Core properties totalling 11,000 m² in Düsseldorf’s Airport City and a 20,000 m² Value-Add property in Dortmund beside the B1.

The Düsseldorf Core properties stand out for their prime locations and stable tenant structures, making them low-risk investments with attractive long-term returns. The Value-Add property in Dortmund offers the potential for higher returns through targeted improvements such as energy upgrades, refurbishment or reconfiguration. It is an attractive opportunity for investors with a long-term strategy.  

Jörg Langensiepen, Managing Director of Brockhoff, notes that domestic investors are again becoming more active in the German real estate market. Well-capitalised family offices are using current conditions to expand their portfolios sustainably. Institutional investors also have confidence in the market and are investing in Core to Value-Add properties in good locations.

Another notable trend is the move towards multi-tenant concepts. Properties sold either already have this structure or can be converted to accommodate several tenants. This flexibility makes them more attractive to investors. Brockhoff has therefore evolved from a traditional brokerage into a consultancy that supports new owners in repositioning their properties.
