Essen, Westendhof 10.

For many years, the approximately 9,578 m² site at Westendhof 10 was the headquarters of Essen plant-engineering company Oschatz. Following its insolvency, the property was sold to MAYESTATE Stiftung.

With support from Brockhoff OFFICE, a new concept was developed and marketing began. Brockhoff OFFICE then secured an occupier for the entire site, who subsequently purchased the property, comprising an approximately 3,330 m² administration building, a multifunctional hall of approximately 5,000 m² and a crane hall of approximately 1,200 m².

The property is in a commercial area of Essen’s western district and will soon have excellent access to Berthold-Beitz-Boulevard. The A40 and Essen city centre are only minutes away. These were decisive factors in the purchase. The buyer is Essen start-up incubator Crealize, which develops its own ideas and enables founders to become independent entrepreneurs and build their own start-ups. After renovation, the site will operate as a founders’ campus, coworking and networking space, and a hub for creative exchange. Crealize GmbH also plans to make Essen’s cityscape greener: roof gardens will provide places to relax, and a broad e-mobility offering is planned to ensure ideal, sustainable connections.

The seller is MAYESTATE Group, which has specialized in upgrading existing property for more than 20 years. Alongside its traditional holdings of residential and commercial properties, it now also focuses on developing suitable properties for revitalization in Essen, Bochum, Dortmund and their surrounding areas. Its operating management company acts as a single-family office for MAYESTATE Group and MAYESTATE Stiftung and is responsible for asset management of their property portfolios.
