CTP, Europe’s largest publicly listed owner, developer and manager of logistics and industrial properties, is developing a tailor-made build-to-suit logistics property for Westenergie AG, the largest subsidiary of E.ON SE. The property is at CTPark Mülheim in North Rhine-Westphalia, on the border with Duisburg and Essen.

The project highlights CTPark Mülheim’s transformation into a major high-tech business park that is already attracting leading companies before completion. CTP acquired the 335,000 m² site from French multinational manufacturer Vallourec at the end of 2023. The developer is turning the former industrial rolling mill into an innovative, modern business park. It will provide more than 160,000 m² for research and development, laboratories, co-working, and industrial and logistics space for companies in fast-growing, technology-focused sectors such as life sciences and IT manufacturing.

Westenergie AG’s new property will comprise around 12,000 m² of lettable space, which the company has leased long term. Two metering business units will move into the new building from Essen-Kettwig and Mülheim. The site will also include modern workplaces, a logistics centre for metering technology and a state-approved testing facility for meters.

CTPark Mülheim is at the heart of the Rhine-Ruhr metropolitan region, one of Europe’s largest conurbations. It has excellent access to the A2, A3, A42, A52 and A59 motorways, providing quick connections to Düsseldorf, Duisburg, Dortmund and Essen. The park is also close to Belgium and the Netherlands, with the major ports of Amsterdam, Antwerp and Rotterdam within easy reach. CTP is aiming for DGNB Gold certification for CTPark Mülheim, using sustainable construction methods that conserve resources. A photovoltaic system is also planned to ensure fossil-free energy supply. Completion is scheduled for the 3rd quarter of 2027.
