Essen, Alfredstraße 81.

More than 20 years ago, Brockhoff & Partner first leased the building at Alfredstraße 81, originally built by Philipp Holzmann AG, to Stinnes Brenntag and sold it to an investor from Bochum. After more than 20 years and the tenant’s departure, Brockhoff INVEST was commissioned to resell the vacant, unlet building and sold it to an Essen entrepreneur. In coordination with Brockhoff OFFICE, the well-preserved building in an excellent location was redesigned and re-let. The first tenant, TÜV Rheinland Immobilien GmbH, moved in at the beginning of 2018. Further leases followed during the year, including to MEV Eisenbahn-Verkehrsgesellschaft, SmartSim GmbH and other well-known companies.

The owner also created the “A81 Workspace” coworking space across two and a half floors. Tenants and external users can rent individual desks in the shared area or private offices, as well as conference rooms.

The forward-looking marketing concept has been very well received, and Brockhoff OFFICE achieved full occupancy of the conventional office areas in just 9 months. Individual workspaces and offices in “A81 Workspace” are still available.
