As lead broker, Brockhoff is repositioning the nearly 14,750 m² G1 office property in central Essen and has secured another major tenant for 5,720 m².

Before former anchor tenant E.ON moved out, Brockhoff secured another major tenant for the G1 office building in Essen. The municipal tenant leased floors 2–8 and 10–11, a total of around 5,720 m². Floor 9, comprising 630 m², had previously been let to Hausmaxx. Last summer, Brockhoff brought call centre company Regiocom to the building as its first new tenant, leasing 2,720 m² in the angled wing.

Sharif El Omari, Head of Technical Department, and Dimitri Graz, Asset & Acquisition Manager at Ashtrom Properties Germany, welcome the long-term letting: “The sustainable renovation and modern redesign of the floors as contemporary workplaces have successfully enhanced the office complex. Thanks to our strong cooperation with Brockhoff, we have already re-let most of the available space.”

Tobias Altenbeck, Managing Director of Brockhoff, emphasises the importance of renovated existing buildings to Essen’s office market: “Renovated properties provide valuable additional capacity for Essen’s office market. The office building at Gildehofstraße 1 and 1a was built nearly 35 years ago on a 4,583 m² site close to the main railway station. Ashtrom Properties Germany GmbH has owned the property since 2013 and is investing substantially to prepare it for a new decade. Sustainable building systems and materials are intended to take the property to a new level, with the renovation expected to reduce energy consumption by up to 40%.
