Armbrust GmbH is continuing to grow and expanding in Mülheim an der Ruhr. From 1 June 2025, it will occupy around 3,720 m² of warehouse and logistics space in the HafenCenter extension.

Brockhoff has advised the owner since the 2021 fire and helped develop a modern redesign concept for the logistics hall at Elbestraße 8. The result is an innovative property with three flexible units that can be rented individually or together. Mezzanine and office space make it especially suitable for manufacturers.

“Full occupancy confirms that modular units with integrated offices meet the needs of modern businesses,” says Tobias Altenbeck, Managing Director at Brockhoff.

The owner also appointed Brockhoff as exclusive marketing agent for around 12,000 m² of warehouse, mezzanine and office space. A few months before Armbrust signed, Brockhoff helped Friess Techno Profi GmbH take 8,130 m² at HafenCenter, completing the letting of the extension.

“The owner also wanted to attract regional businesses. With Armbrust as a new tenant, we show that we can meet our clients’ individual requirements,” says the real estate specialist.

The new hall meets high modern construction standards and uses sustainable, fossil-free energy, including photovoltaic panels and an air-to-water heat pump.

Its trimodal transport links make the property highly accessible in Mülheim’s harbour district. Quick access to motorways A3 and A40 offers ideal conditions for Armbrust’s growth. The company provides services to public-sector clients such as local authorities, hospitals and cities.
