Unna, Einsteinstr. 15.

The approximately 56,500 m² new-build at MLP Unna Logistics Park is MLP Group’s first development project in Germany. Around 53,500 m² of warehouse space and 3,600 m² of office, social and childcare space are planned on the former Metro site at Einsteinstr. 15 in Unna. Brockhoff LOGISTICS brokered the textile wholesaler L-SHOP-TEAM GmbH as the property’s sole tenant. It was the largest brokered letting in the Ruhr region in the preceding 18 months, a big-box deal that brought MLP Unna Logistics Park to full occupancy.

During the entire transition period before the existing buildings were demolished, Brockhoff LOGISTICS let around 16,000 m² of warehouse space, providing MLP Group with sustained rental income until construction of the new development began.

As a link between manufacturers and retailers, L-SHOP must ensure that goods are available wherever they are needed. Good transport connections were therefore central to its search for a new site. With its dense motorway network, the Ruhr region is ideal and is one of Europe’s most important logistics regions. MLP Unna Logistics Park, between the A1 and A44 motorways, offers direct access to Germany’s main north–south and east–west routes.

MLP Group is a Polish developer of commercial, industrial and logistics parks. It manages logistics properties with around one million square metres of lettable space in Poland, Germany and Romania. Operating and developing the 12.5-hectare MLP Unna Logistics Park site is accelerating its expansion in Germany. Further projects are already planned for Berlin, the Ruhr region, the Rhineland near Mönchengladbach and greater Munich. MLP plans to develop three large projects a year in Germany, which would quickly make it one of the country’s leading logistics developers and investors.
