Winit Germany GmbH is moving into the new MLP Business Park Schalke as its first tenant. The company, which specialises in warehousing services, has secured 36,300 m² of modern space in the multi-tenant business park, with an option to expand in the future. Handover is planned for the first quarter of 2026. Brockhoff GmbH and CBRE GmbH advised the landlord, while Colliers International Germany GmbH advised the tenant.
MLP Group, a developer, owner and manager specialising in brownfield sites and high-quality commercial, industrial and logistics parks, welcomes the first tenant to MLP Business Park Schalke. The new occupier is Winit Germany GmbH, a subsidiary of Winit (Shanghai) Information Technology Co., Ltd., founded in Shanghai in 2012.
Winit is a global logistics company focused on international e-commerce fulfilment. It operates fulfilment centres in China, Europe, North America and Australia, providing online retailers with a complete end-to-end supply chain, from goods receipt and storage to picking, packing, delivery and returns management. With modern IT systems, automation technologies and a global network, Winit shortens delivery times, speeds up order processing and optimises costs for online retailers worldwide. Winit Germany GmbH, based in Bremen, has been active in the German market for more than 12 years.
At MLP Business Park Schalke, Winit Germany will occupy three units with a total usable area of 36,300 m². In addition to storage and order picking, much of the space will be used for value-added services, offices and technical operations. The units were designed to integrate automation and robotics throughout and to support highly intensive operations. Early access is planned for the end of 2025, with full handover in the first quarter of 2026.

A sustainable business park in the heart of the Ruhr region
MLP Business Park Schalke is being developed on the approximately 120,000 m² former Thyssen wire works site in Gelsenkirchen, North Rhine-Westphalia. Once complete, it will comprise five buildings with a total lettable area of 72,000 m². Units can be subdivided flexibly from around 500 m² and feature WGK 3 (water hazard class) containment lining, offering solutions for a range of tenant requirements. Attractive office and staff facilities, together with landscaped outdoor areas, will provide places for employees to relax and meet. Two-storey office and administration buildings offer further usage options. Located in the centre of the Ruhr region, the multi-tenant business park also benefits from excellent access to the A42 and A44 motorways.
MLP Group is developing the property in line with its sustainability strategy. The concept includes efficient resource use, provisions for photovoltaic systems, modern heating and ventilation technology, and intelligent LED lighting. The building design also allows seamless integration of warehouse automation and robotics. DGNB Gold certification (German Sustainable Building Council) is being sought for all buildings.
