After successfully retaining the Karstadt Group as anchor tenant at its headquarters at Theodor-Althoff-Straße 2 in Essen, a further landmark lease has now been signed with Essen Police Headquarters. The 30-year lease covers approximately 26,800 m².

Working closely as partners, the Essen real estate experts at Brockhoff & Partner Immobilien GmbH and ImmoRaising Capital Partners GmbH spent months conducting detailed negotiations and ultimately brought them to a successful conclusion.

In the complex at Theodor-Althoff-Straße 2, which offers approximately 80,000 m² of lettable space across 4 buildings, Essen Police Headquarters will become the second major anchor tenant alongside Karstadt. Karstadt occupies approximately 30,000 m² in buildings A and B; following extensive refurbishment, the police will move into buildings C and D. New buildings containing a dedicated workshop and car wash will also be constructed on the spacious site.

In addition to the location directly beside the A52, an important consideration for the police, the decisive factors were the building layout, with large yet flexible floor plates, and the flexible development options on the site.

The property at Theodor-Althoff-Straße 2 offers the police further advantages, including shared use of the canteen, modern meeting and conference rooms with up-to-date technical equipment, and an above-average number of parking spaces.

The premises will be fitted out to modern office standards, taking the tenant’s specific requirements into account. When the police move in during 2020, the space will provide a long-awaited, long-term location solution.
