Until just a few years ago, it seemed almost impossible to find substantial vacant office space in the Ruhr region; most cities were considered virtually fully let. The situation has changed: many Ruhr cities once again have more vacant space. This creates a major opportunity for companies looking to modernise or expand their locations.

Frankfurt shows the way

Frankfurt shows how dynamically an office market can develop: its vacancy rate currently stands at around 11.3%. Companies have recognised the situation and are acting—with success. In the first half of 2025, Frankfurt’s office market recorded a strong take-up of almost 340,000 m². The trend is clear: companies that act in good time secure the best space for future-ready workplaces.

Ruhr region: immediately available space in existing buildings

The Ruhr region now offers attractive prospects too. Vacant existing buildings are often available at short notice—some ready for immediate occupation, others after modernisation. Higher vacancy gives companies more choice and makes owners more willing to invest in individual upgrades.

New developments are planned, but are usually only delivered when a tenant’s requirements are clear. For now, companies therefore benefit above all from space that is already available.

From start-ups to large-scale leases

Whether you are a start-up, an SME or a large corporation, the market is opening doors to a wide range of requirements. Large-scale leases are possible again, too. “Now is also the right time for corporations to commit to the Ruhr region. Around Essen Central Station alone, up to 60,000 m² of office space is available,” says Sara Hettchen, real estate advisor at Brockhoff.
