The office and laboratory building at Im Teelbruch 112–116 in Essen changed hands at the end of December. Shortly before Christmas, the supervisory board of RWTÜV Grundstücksverwaltungs GmbH approved its sale to an Essen-based family office. BROCKHOFF INVEST brokered the transaction.

The property has around 5,416 m² of total lettable space. It comprises a three-storey office building (Im Teelbruch 116), a single-storey office and storage building (Im Teelbruch 112), and a single-storey hall (Im Teelbruch 114) used as a laboratory for EMC testing. The buildings were constructed in the early 90s, and a three-storey section facing the street was added in 2006. The approximately 5,526 m² site has 61 parking spaces.

The main tenant, CETECOM, a subsidiary of the RWTÜV Group, occupies around 72% of the property.

The property is conveniently located in Essen’s Kettwig district. The A 52 motorway junction, with access to the A3, is only a few minutes away.
