(Essen) The recently completed “RÜ62” development at Rüttenscheider Stern in Essen shows what can be done with an ageing Hertie property or its site. The office and commercial building on the former Hertie location is now one of the city’s most attractive buildings—perhaps the most attractive—and draws significantly more visitors than Hertie or Karstadt did. The location also provides more than twice as many jobs as it did during the Hertie era.

The site’s potential quickly convinced Essen property entrepreneur Eckhard Brockhoff. He had already recognised the promise of the former Karstadt/Hertie building in Essen-Rüttenscheid, one of North Rhine-Westphalia’s most sought-after office and retail locations. He therefore acquired the property around 2½ years ago at a price that surprised the broker involved in the deal.

To complete the construction and realise the project, Brockhoff brought in two partners: Dr. Markus Kruse and Stephan Kölbl, the two managing partners of Essen-based Kölbl Kruse GmbH. Kölbl Kruse handled the construction matters and is now responsible for facility management. Brockhoff took the lead on the marketing concept, financing and leasing—a practical division of responsibilities.

A new development plan was prepared for the building to be constructed on the site. The project received a very positive public response after it was announced by the city administration.
