Essen, Lindenallee 29-41.
Work Inn GmbH & Co. KG, one of the Ruhr region’s leading flexible-office providers, will lease approximately 754 m² of ground-floor office space in the historic office and commercial building at Lindenallee 41. Brockhoff OFFICE holds the lead-broker mandate and arranged the offices in the listed building, where Work Inn will open its first Essen location.
The late Neoclassical building in central Essen was designed by architect Peter Zindel and constructed between 1898 and 1901. It offers approximately 16,800 m² of lettable space. Since 1925, the striking sandstone building has been the headquarters of Deutsche Bank and has shaped Essen’s cityscape as a bank building for almost a century. It is a true architectural rarity: few contiguous complexes of this size survived the Second World War in the Ruhr region, the industrial heart of western Germany.
KALA Grundstücksgesellschaft mbH & Co. Objekt Essen III KG, owner of the office and commercial building, placed great emphasis during the restoration begun in 2018 on high-quality workmanship and preserving the building’s original character in a comprehensive and detailed way. For the heritage-sensitive restoration of approximately 2,500 m² of façade, the building received the Bernhard Remmers Prize last year, awarded every 2 years by the Bernhard Remmers Academy for outstanding craftsmanship in building conservation. The exterior retains the atmosphere of the early 19th century. Inside, modern office spaces can be individually adapted to tenants’ needs.
Tobias Altenbeck, member of the management team and head of OFFICE at Brockhoff & Partner, confirms: “The lease to Work Inn shows that existing buildings can be well received by the market when a modern marketing approach and flexible spaces are combined with often excellent locations. Renovation has once again made Lindenallee 29-41 a premium address in Essen’s office market.”
The new tenant Work Inn is equally convinced by the overall concept: “Lindenallee combines an excellent central location with modern office space. These are perfect conditions for our business concept: providing agile teams and creative minds with an attractive, productive working environment without long-term contracts or investment costs,” says managing partner Tim Schabsky of Work Inn.
