Essen, Limbecker Straße 55–57.
Brockhoff successfully brokered the sale of the commercial building at Limbecker Straße 55–57.
The property is a four-storey commercial building with a rooftop parking deck in a prime 1A location on the pedestrianised shopping street. It offers around 1,700 m² of total lettable area. The retail units were most recently occupied by fashion retailer OVS and are currently vacant.
Alongside the high-footfall position next to TK Maxx, the property’s exceptional visibility was a key factor in the purchase. The building has a roughly 17-metre-wide shopfront spanning both retail floors on the ground and first floors. Its solid construction and flexible potential uses were also compelling features.
The property was acquired by a regional private ownership company. The new owner plans to use parts of the building themselves in future. The seller was a regional ownership company that has been a Brockhoff client for many years. The parties agreed not to disclose the purchase price.
“In a changing retail market, properties with strong visibility and flexibility are particularly sought after. This property combines an established city-centre location with excellent potential for different uses and marketing concepts. We are especially pleased to have found a suitable regional buyer for a long-standing business partner,” says Bert Pfeffer, Brockhoff real estate advisor, who had previously brokered the OVS lease for the seller.
With this successful sale, Brockhoff once again demonstrates its expertise in marketing commercial buildings and retail properties in prime 1A locations in German city centres.
