While public perception of the office market is often shaped by large-scale lettings, the real market dynamics in many cities are driven primarily by the small and mid-sized space segment. In Bochum, Brockhoff has successfully supported four office lettings within just a few weeks, brokering a total of around 1,265 square metres of office space.

The deals are spread across different submarkets of the city and underline the continued stable demand for modern, functional office space.

• Lise-Meitner-Allee 2: 450 m²
• Wasserstraße 221, Bochum: 221 m²

“The office market is often judged by large individual deals. In reality, however, market activity in many cities is carried by numerous smaller lettings. It is precisely these deals that ensure continuous take-up and reflect the real demand from local companies,” says Madeleine Blazevic of Brockhoff.

The recent letting successes reflect the diversity of Bochum’s business landscape. Spaces between 200 and 500 square metres in particular are currently in focus for many companies, as they offer flexible solutions for growth, location optimisation or organisational change.

The latest deals show that there is still movement in the office segment even in a challenging market environment, provided that space quality, location and occupier requirements match.
