Sara Hettchen managed the long-established Brückencafé in Essen-Kettwig before deciding to hang up her baker’s apron and train as a real estate agent at EBZ in Bochum. Since March 2023, the Essen native has brought her network and know-how to the Brockhoff team and shares her perspective on the office property market.

1. Ms. Hettchen, what role have you taken on at Brockhoff, and what do you find especially appealing about it?
I am part of the OFFICE team, responsible for office lettings in Essen and Duisburg. This role lets me make excellent use of my existing network and the know-how I gained in previous positions. My aim in office leasing is always to be the ideal link between landlord and prospective tenant and to bring both sides’ needs and wishes together. Close communication with our business partners and a satisfied “thank you” at the end of a transaction are both recognition and motivation for me.

2. How do you assess the office property market in the Ruhr region, particularly in Essen and Duisburg?
Demand for office properties across the Ruhr region is stable. In day-to-day business, however, I clearly see that more modern space can often be re-let more quickly. 

3. Where do you see challenges in the future?
Vacancy rates are around 7% in Essen and 4% in Duisburg. But that should not obscure the fact that high-quality vacant space is very limited. Much of the available vacant space is unrenovated and difficult to market. Owners and investors are therefore well advised to keep their properties in good condition. ESG considerations and energy-saving options are also becoming increasingly important in leasing decisions.

4. What advice would you give companies looking for new office space?
Comprehensive client advice is an important part of our work. At the start of the search, I place great importance on evaluating together with each company what is the right fit. Is good infrastructure essential, or is a large parking lot more important? Should the space allow for future growth if the company plans to expand? What technical facilities does the office building need? I am glad to help companies answer these questions. Once they know which type of property, location, and fit-out will work for them, I provide a clear overview of the market.
