The property on Wittener Straße, partially opened in Q3 2022, is now fully let. Its approximately 4,000 m² of commercial space will be used by five tenants and fully occupied from June 2023.
Real estate is no longer a “lucky punch” asset in today’s market.
Owner and developer Dennis Gregor Cholewa is particularly proud of the project’s progress, which he sees as the best reference for all his companies. DGC Group acquired the project and developed the concept. As general contractor, ImmoKonzept Plan GmbH revitalised, managed and delivered the entire construction project together with its own building company, ImmoKonzept Bau GmbH. ImmoKonzept Facility GmbH now provides comprehensive property and facility management. “Today, a company in the real estate industry has to operate across the entire value chain—and that is where we are experts.” says Martin Abel, Managing Director of ImmoKonzept Plan GmbH.
As owner, DGC Group is responsible for letting the property, with commercial broker Brockhoff GmbH advising on the process.
“We deliberately chose not to issue a lead mandate for the letting. Brockhoff used the right touch to bring us exactly the right tenants,” says Managing Director and owner Dennis Cholewa. The tenants had to fit the building’s concept and the owner’s companies: DGC Group, on the 11th floor, and IMMO KONZEPT Group, leasing floors 8–10. Since October 2022, Ausbildung.de GmbH has occupied floors 3 to 6. The first two floors were handed over in April to coworking provider Work Inn, which already has another location in Bochum. The 7th floor was leased in February to staffing provider Felten Personalservice GmbH , which will move in in June 2023.
Modern working: the concept is proving popular as final work continues.
The property stands out in Bochum for its modern, employee-friendly New Work concept. In addition to innovative offices, tenants can use an on-site gym. “Our GYM 87 is very popular. Before, during or after work, I always see someone training here. Some even come at weekends,” says DGC Group authorised signatory Tim Rösener, who planned the fitness area. A space for an in-house daycare centre is located next door, and DGC Group has found a childcare professional to run it. Conversion work is now under way so that up to five children can be cared for from May 2023. There are already interested families.
CAFE 87 is currently being fitted out in the ground-floor lobby. It will serve coffee specialities, breakfast and lunch to building users and other guests. The bistro will be run by a restaurateur from Bochum.
The event space on the 12th floor, connected to a spacious roof terrace, is also now available for corporate events, conferences, coaching sessions and more.
