Brockhoff OFFICE announces another lease at the former Tengelmann campus, which comprises a 136,000 m² site and 79,000 m² of office space.

In the 3rd quarter of 2021, Standardkessel Baumgarte, a nearly 100-year-old subsidiary founded in 1925, will relocate from Duisburg to Mülheim. It has taken a long-term lease on approximately 9,000 m² of office and warehouse space in the well-preserved complex set in parkland. The premises are now being fitted out to the tenant’s requirements.

The company belongs to JFE Engineering Corporation, one of the world’s 500 largest corporations. Standardkessel manufactures steam boiler systems and supplies complete plants, subsystems and components for energy generation and residual-waste disposal. Approximately 240 employees will be based in Mülheim in future.

Brockhoff recently brokered the sale of the property to Soravia Group of Austria, one of Europe’s leading developers. Once all Tengelmann companies have moved out, the site is being divided into smaller units, leased and redeveloped. RKW Architektur +, one of Germany’s largest architecture practices, was appointed as general planner, alongside numerous specialist engineers. Germany’s market leader APOprojekt is handling tenant fit-outs, GCM the property management and Brockhoff OFFICE the leasing.

Alongside PetCom, Standardkessel is the second tenant and so far the largest lease signed at the property. According to Julia Winteroth, project manager at Brockhoff, numerous leases, including larger ones, are close to completion. The unique location, park-like surroundings and many possibilities offered by the well-preserved building fabric have turned the complex into a Ruhr region real-estate hotspot in a very short time.

“There is a suitable space for every tenant, which is then fitted out to their requirements,” says Julia Winteroth. The attractive value for money—with space available at €8.00/m²—is also driving marketing despite the difficult conditions caused by Covid.
